Thin-set is cheap per bag and easy to under-order, because coverage does not scale with the tile — it scales with the trowel notch, and the notch is chosen from the tile size and the flatness of the floor.

Coverage figures are the manufacturer's for a flat, well-prepared substrate. A floor with dips takes more, and there is no way to know how much more until the first bag is used.
The notch is the whole calculation

Going from a ¼" to a ½" notch roughly halves the coverage. On a 300 ft² floor that is the difference between 4 bags and 7 — around $60, which is not much, and a second trip to the supplier mid-job, which is.
Modified or unmodified
This is the one specification choice that matters, and it is not about quality:
- Porcelain over concrete — modified. Porcelain absorbs almost nothing, so the mortar needs polymer to bond to it.
- Over an uncoupling membrane (Ditra and similar) — unmodified, and this surprises people. The membrane is impervious on both faces, so a modified mortar sandwiched between them has no way to dry and cure. Schluter is explicit about this and it is the most common warranty failure on those systems.
- Natural stone — check the stone. White mortar under light marble; some stones are moisture-sensitive and want a rapid-set.
Worked example
A 14 × 16 ft floor, 12" porcelain tile over concrete:
- Area: 224 ft², plus 10% for waste = 246 ft²
- Notch: ¼" × ⅜" → 65 ft² per bag
- 246 ÷ 65 = 3.8 → 4 bags, plus one spare = 5 bags

Thin-set is the cheapest item on a tiling job and the one that stops work when it runs out. A bag costs less than an hour of a tiler's time, it keeps dry for a year, and the hollow spots you get from stretching the last bag thin are the ones that crack tiles two winters later.
Mix only what can be laid in about 30 minutes, and do not re-temper — adding water to mortar that has started to set breaks the polymer chains and you never get the bond strength back, even though it looks fine going down.
Why real coverage is always below the bag figure
The number on the bag assumes a flat substrate and full trowel contact. Two things eat into it on a real floor.
Dips in the floor. Thin-set is an adhesive, not a levelling compound, and using it to fill a low spot is the classic way to end up with a hollow tile. Anything over about ⅛" out over 10 ft wants self-levelling compound first — around $35–55 per 50 lb bag, covering roughly 40 ft² at ¼". That is a real added cost, but it is cheaper than the mortar you would waste trying to bridge the dip, and far cheaper than replacing cracked tiles.
Back-buttering. Any tile over about 16", and any natural stone, needs a skim on the back as well as notches on the floor. It roughly doubles the mortar for those tiles. The coverage table above already accounts for it in the large-format row; on the smaller rows it does not.
A practical rule: order to the table, then add one bag per 200 ft². If it goes unused it keeps.
Mixing, and the one thing not to do
Thin-set is mixed to a stiff peanut-butter consistency, left to slake for 5–10 minutes, then remixed briefly. The slake is not optional — it is when the polymers hydrate, and mortar used straight from the first mix has measurably lower bond strength.
Do not re-temper. Once mortar has started to stiffen in the bucket, adding water to loosen it breaks the chemistry permanently. It will look and spread fine, and it will hold with a fraction of its rated strength. Mix what you can lay in about 30 minutes and throw away what is left.
Open time matters just as much on the floor. Mortar that has skinned over — combed ridges that have gone dull and no longer transfer to a tile pressed into them — has to come off and be recombed. On a hot day with a fan running, that can be under 15 minutes.
Checking coverage as you go
Lift the first tile you set, and one every twenty after that. You are looking for mortar transfer across the whole back of the tile:

If the ridges are standing proud and only the tips transferred, the notch is too small or the mortar has skinned. If mortar is squeezing up into the joints, the notch is too big — and that wastes material at the same time as it makes grouting harder.
